Severna Park
Severna Park’s daily landmarks include Ritchie Highway, the library on West McKinsey Road and the B&A Trail. Explore the community through its local errands, trail entrances and nearby county parks.

Severna Park makes more sense when explored neighborhood by neighborhood. A golf-course community such as Chartwell, a former vacation subdivision such as Carrollton Manor and a creekside community such as Berrywood offer different kinds of daily life. Shared waterfront is common in the area, but access, membership and storage arrangements vary by association and property.
Start with the neighborhood
Use the neighborhood profiles to compare the features that matter to you: a community pool, a pier, paddlecraft storage, public trail access or a volunteer association. Each profile links the local organization responsible for its facilities. A Severna Park mailing address alone does not settle neighborhood membership, school assignment or access rights.
Chartwell and Chartwood are distinct communities despite their similar names. Manhattan Beach and Manhattan Woods should also be kept separate, as should the Cypress Creek community and Cypress Landing. When a listing uses a broad area name, check the address against the relevant association documents.
Public places to explore
The B&A Trail provides a public way to explore the area. Start with the county’s trail maps to choose an entrance and a manageable return route. County trails operate during daylight hours. A nearby trail on a map does not show whether the route from an individual home has a convenient crossing or sidewalk.
Severna Park Library, at 45 West McKinsey Road, offers programs, a meeting room, computers and indoor and outdoor Wi-Fi. Its making activities and equipment provide another reason to visit beyond borrowing a book. Check the library’s own calendar for current sessions and registration.
The Severna Park Community Center offers aquatic programs to the wider public through its pass and reservation process. That is a different access arrangement from a neighborhood pool. In nearby Millersville, Kinder Farm Park combines paved and natural trails, a farm area and a playground. Check its park map and current pass requirements before arriving.
What “water privileges” can mean
Ask which specific facility is included and who may use it. Beach use, a gate key, parking, a launch ramp, a boat slip and kayak storage can have different rules. Berrywood’s pool has its own membership arrangements; Chartridge’s pool is reserved for residents and accompanied guests. Carrollton Manor distinguishes some privileges by whether an owner resides in the community. A photograph of a pier is not confirmation that a space is available.
Association beaches and marinas are not public parks. Arrange visits through an authorized member or representative. For water conditions, consult the county’s recreational-water page and current association notices. A beach appearing in a water-testing program does not establish public access.
Compare the actual address
Trace the trip from the home to your regular destinations at the times you would make it. Check the route to the trail or waterfront with the equipment you expect to carry. For schools, use the current AACPS school locator linked from the Facilities page rather than an old neighborhood description. Request association documents and facility rules for that property before relying on amenities in a listing.
Maps and local resources
The county Park Finder identifies public recreation destinations. Chartwell’s association maps provide a separate neighborhood reference. Neither a public park pin nor a general town boundary should be used as a substitute for an individual association’s membership boundary.
