Neighborhood
Berrywood
Get to know Berrywood on Cattail Creek: its marinas, courts and recreation spaces, plus the separate pool membership and bond process.
Berrywood sits at the end of Cattail Creek. Its association describes a neighborhood developed from the 1960s through the 1980s, with a mix of split-level, split-foyer, ranch, contemporary and colonial homes. Community facilities include marinas and a boat ramp alongside a pool, clubhouse, tennis courts, play areas and athletic space. The combination makes it useful to compare the particular facilities you would actually use, not simply the phrase “water privileges.” Community information.
Berrywood Acres, Berrywood South, Berrywood West and Berrywood Ridge are separate communities; they are not part of the Berrywood Community Association. Check the association’s boundary guidance.
Pool membership has its own process
The Berrywood Swim and Tennis Club uses a pool-bond and swim-package system. Its published information also describes associate membership and a waiting list when bonds are unavailable, along with limited nonresident memberships. Treat that as a separate conversation from the home purchase: ask what transfers, what must be purchased and what is currently available.
Water access needs a separate check
A marina in the neighborhood does not establish a slip assignment for a particular home. Before comparing boating options, request the current marina agreement, availability and storage rules. For a paddle outing, check both the access arrangements and county water-quality notices; a facility’s existence does not establish today’s conditions.
Beyond neighborhood facilities
The Severna Park Library offers public programs, computers and a meeting room. It is a useful alternative for an activity that does not depend on pool or marina membership. When comparing addresses, test the route to your regular destinations and inspect the specific home’s layout; the neighborhood’s construction spans several decades.
