Perkins Homes

Perkins Homes is being remade as Perkins Square, with completed mixed-income housing phases inside a larger redevelopment that remains in progress.

The City’s Perkins Homes neighborhood sits beside Fells Point, Little Italy and Washington Hill. Its familiar name now overlaps a major housing change: the redevelopment is known as Perkins Square. Keeping both names in view helps connect the established neighborhood with current project information.

New homes on the former housing site

HABC’s April 2024 milestone announcement marked completion of the first 103 mixed-income homes and welcomed residents back. It dates the original Perkins Homes to 1942. The new housing combines replacement public housing, other affordable units and market-rate rentals, rather than a single tenure or income category.

A phased project

Project engineer Structura reports that phases one and two are completed and occupied, while further phases remain part of an active development. The broader Perkins–Somerset–Oldtown transformation reaches beyond this one City neighborhood. Residents seeking housing or return information should use HABC and the project’s current leasing contacts; completed early phases do not mean every planned home, park or other improvement is finished.
